The documents referencing the Covenants, Restrictions as well as Rules and Regulations for Leona's Rolling Meadows are documents every current and perspective homeowner should read and understand. The documents detail information regarding exterior improvements, specifically what is permitted and what is not. The documents are to help protect the value of your home, as well as the quality of the neighborhood.
The documents below are in order of governance. The Subdivision Restrictions or "Covenants" establish the fundamental requirements of the HOA. The Rules & Regulations are then derived from and expand upon the Covenants to be more specific set of guidelines. The By-Laws then dictate the operation of the HOA.
All homeowners planning to make a change to their property are held to the Rules & Regulations in force at the time of their request. This being said, you may see things within the neighborhood that appear not to comply with the current Rules & Regulations. It is possible those things were grandfathered in due to previous management or rules of the Homeowner's Association. Applicable changes require the lot/homeowner to fill out an Architecture Review request.
